Henderson Avenue Is Where Dallas Storefronts Go Next, and the Kitchens Got There First

  • November 5, 2026

Dallas retail tends to move as a group. Over the past five years, brands have left Highland Park Village for Knox Street. Now another group is lining up on Henderson Avenue. Some are moving from Highland Park Village, one is leaving NorthPark Center, and one is opening alongside its Knox Street store. Most of these shops won't open until spring 2027. A doughnut shop, a bagel shop, an ice cream shop and a cocktail bar opened this summer, and they're the reason a November walk down Henderson feels different from one a year ago.

That gap in timing matters if you live nearby. This holiday season, the street has new places to eat and a few new storefronts. The large retail wave is still behind construction fencing and arrives in the spring.

The route ran through Knox first

Henderson's current lineup makes more sense once you see the earlier moves. D Magazine's October 2026 roundup of Knox Street tracks how many Knox storefronts came from Highland Park Village a few years apart. The same pattern now runs one more block east.

Brand Moved from Moved to When
Vince Highland Park Village Knox Street 2021
Anthropologie Highland Park Village Knox Street, then a second Knox space 2022, then May 2025
Roller Rabbit Highland Park Village Knox Street 2025
Pottery Barn Knox Street NorthPark Center 2026
Rag & Bone Highland Park Village Temporary space at 3010 N. Henderson Ave., then a new building at 2240 N. Henderson Reported in May 2026
Sam Edelman NorthPark Center, closed October 2026 Henderson Avenue Targeting spring 2027

Rag & Bone is the clearest current example. The Dallas Morning News reported in May that it moved from Highland Park Village into a temporary Henderson space at 3010 N. Henderson Ave., next door to Tecovas. It plans to move again into a newly built home at 2240 N. Henderson. Sam Edelman closed its NorthPark Center store in October and plans to reopen on Henderson next spring.

Knox Street keeps its own anchors. Lululemon opened its first Dallas store there in 2013. WhatNow reported on October 27 that the large Henderson store, targeting spring 2027, is a new location joining the Knox store.

Why Henderson suddenly has room

Brands are moving to Henderson because the street now has space to rent. The redevelopment covers a quarter-mile of land between Glencoe Street and McMillan Avenue that used to be vacant. The developer is 3-O Real Estate, formerly Ignite-Rebees, and Acadia Realty Trust is the financial backer. Construction started in October 2024.

The original plan called for 161,000 square feet across 10 buildings. On October 20, the developer said the project will grow to 12 buildings and about 186,000 square feet. One of the new buildings is a 10,400-square-foot structure that until now was used for construction staging. The other will break ground by the end of the year at the southwest corner of Fuqua Street and Henderson Avenue. Together they add nearly 25,000 square feet of retail over the next 24 months.

Mark Masinter explained the timing in the Dallas Business Journal, as republished on the project's news page:

"Now that our project development is winding down, and this site isn't necessary for staging, now's the time to put it in production."

In the same report, Masinter put the project at about 85% leased across retail and restaurants. He said two more restaurants are planned inside the development and two others nearby. This is roughly two decades after Tristan Simon led the street's first revival. Simon's partnership with Masinter is behind this one.

The kitchens opened a year ahead of the shops

The retail arrivals are mostly set for 2027. The first wave of food arrived over the summer. These are the newcomers D Magazine's Henderson Avenue roundup lists as already open:

  • Salt & Straw, the Portland ice cream shop, opened in May 2026. Its limited-run flavors change, and Sea Salt and Caramel Ribbons stays on the menu.
  • PopUp Bagels opened next door to Salt & Straw early in the summer. It's the brand's second Dallas location, after Inwood Village.
  • Stay Darlin' opened in early summer in the former Sissy's Southern Kitchen & Bar space. It's the first Dallas concept from Houston-based A&B Effect, serving dirty martinis and Nashville hot chicken.
  • Parlor Doughnuts opened in July in the former Esther Penn space. It's the first Parlor in Dallas proper, known for a layered doughnut and savory options like buffalo chicken.

These newcomers came after an earlier round of swaps on the same street. Fireside Pies became Prince Street Pizza, Sfuzzi became Hendy's, Henderson Tap House became Local Public Eatery, and The Whippersnapper became Boogie's.

The most anticipated opening is still a kitchen. Romy is an all-day bakery and café at 2110 N. Henderson Ave. from Tristan Simon, Taryn Anderson and Billy Can Can chef Matt Ford. The Dallas Morning News announced it in October 2025, more than a year ahead of its expected December 2026 opening.

The holiday arrivals, then the spring wave

A small group of shops is aiming to open in time for holiday shopping. Most of the lineup comes after it. Here is the order, by each brand's target date:

  1. Targeting November 2026. Catbird, the Brooklyn fine jeweler known for delicate rings and "forever bracelets," is opening its first Texas store at 2166 N. Henderson Ave. Cami NYC, which sells elevated basics, is on the same schedule.
  2. Targeting the end of 2026. Margaux, the footwear brand, and Romy's bakery counter. West Hollywood jeweler Jean Dousset lists a Dallas address at 2051 N. Henderson Ave., Suite 100.
  3. Targeting spring 2027. Sam Edelman, Jenni Kayne, Lululemon, Vuori, Beyond Yoga, Moscot, Zadig & Voltaire, Guizio, Frankies Bikinis, Sway Wellness, and three Western brands: Ariat, Alberta Boot Co. and Cody & Sioux.

Several of these are first locations. Ariat's will be its first Dallas store. Cody & Sioux, the Calgary-based sister brand of Alberta Boot Co., is opening its first U.S. location. Moscot's will be its first North Texas storefront. Zadig & Voltaire's will be its first Dallas store. Spring will also bring a cluster of activewear shops within a few doors of each other: Vuori, Beyond Yoga and Lululemon. Vuori's will be its second Dallas location, after NorthPark.

The long-timers carry the street until spring

While the new buildings fill in, the established businesses keep Henderson busy through the holidays. D Magazine's "Stayings" list reads like a guide to the street's regulars:

  • Tei Tei Robata Bar, open since 1998, where Teiichi Sakurai helped raise the bar for Japanese dining in Dallas
  • Gemma, which has Michelin recognition
  • Louie's, the dive known for pizza, icy martinis and a Caesar heavy on the Parmesan
  • The Charlotte, where D Magazine's advice is to order the burger
  • Barcadia, on the street since 2008 and an early bar-and-arcade concept
  • Plomo, which serves a late-night quesadilla "dirty," with an extra layer of crispy fried cheese
  • Shell Shack, in its space since 2018
  • The Old Monk, Skellig and Spider Murphy's, Feargal McKinney's three bars
  • Bonobos, Houndstooth and CorePower Yoga, all open since 2014
  • Vintage Martini, AAVintedge, Anyon Atelier, Read Shop, Tecovas, and the two hat bars, Rancher Hat Bar and McKinney Hat Company

Every redevelopment brings some turnover, and Henderson has had its share this year. High Fives, a patio bar on the street for about 10 years, closed at the start of 2026, and Acadia Realty owns the property. The Porch has been closed since September. Designer Caitlin Wilson closed her boutique and turned the space into Sanctuary, a referral-based wellness studio.

For a holiday afternoon this year, start with Parlor Doughnuts or PopUp Bagels, check whether Catbird has opened at 2166 N. Henderson, and end at Louie's or Tei Tei. Rag & Bone is in its temporary space at 3010 N. Henderson, and its permanent home at 2240 N. Henderson is next on its move.
